CIDCO’s large NAINA (Navi Mumbai Airport Influence Notified Area) urban planning effort aims to remodel the Mumbai Metropolitan Region by transforming 270 villages in Thane and Raigad districts into well-planned urban areas. This third urban development, which covers almost 560 square kilometres, comprises territories in Uran, Panvel, Karjat, Khalapur, and Pen talukas. However, delays have occurred as a result of administrative changes that have moved several communities into various jurisdictions, hindering the overall pace of the project.
With a primary focus on long-term expansion, NAINA is being implemented through twelve town planning schemes that ensure landowner participation. The initial phases encompass roughly 225.59 square kilometres and focus on 23 settlements within 12 plans. CIDCO will be in charge of creating necessary infrastructure such as roads, drainage systems, schools, parks, and healthcare facilities, resulting in a self-sustaining, accessible environment surrounding Navi Mumbai International Airport.
CIDCO has already committed around Rs 6,600 crore to the construction of roads, bridges, pedestrian walkways, street lighting, and drainage systems. This massive expansion in the Navi Mumbai area is expected to boost real estate demand, owing to improved connectivity and key projects like the Mumbai Trans Harbour Link (MTHL) and Navi Mumbai International Airport.
The future Navi Mumbai International Airport, being developed by Adani Enterprises, is projected to accelerate this expansion by providing considerable connectivity benefits throughout the region. This airport, which will span 2,866 acres, is scheduled to open in December 2024. Jefferies estimates that by the end of 2024, Mumbai’s metro area will have completed around $10 billion in infrastructure projects, with an additional $60 billion expected in the coming years.
According to the MD of Prajapati Constructions, these projects, particularly the MTHL, will significantly boost Navi Mumbai’s economic growth and real estate sector. With improved infrastructure, the region is poised to become an economic powerhouse, supporting and complementing Mumbai’s rise in the coming decade.
