New Housing Development In Sewri By Rustomjee Group Valued At Rs 900 Crore

Mumbai-based listed developer Keystone Realtors Ltd, popularly known as Rustomjee Group, has unveiled a premium housing project in Sewri, Mumbai, named Rustomjee Vista Bay, with a gross development value (GDV) of Rs 900 crore.

The project spans 1.52 acres and features a single tower with two wings, accommodating approximately 200 residents. Rustomjee Vista Bay will offer 2- and 3-BHK apartments, ranging from 805 sq ft to 1,356 sq ft, designed to balance efficient layouts with a high emphasis on liveability.

“Urban growth in Mumbai has historically followed infrastructure, and we believe the eastern edge of South Mumbai is entering that phase of transition as connectivity and access continue to improve. Vista Bay marks our presence in Parel Extension at a time when the neighbourhood is beginning to see renewed residential interest,” said Boman Irani, Chairman and Managing Director, Rustomjee Group.

He added, “Our focus is on creating a residential development that is measured in scale and disciplined in planning. In a city like Mumbai, these fundamentals ultimately determine the long-term relevance and value of a project, while shaping neighbourhoods that grow in a considered and sustainable manner.”

The development benefits from major infrastructure upgrades, including the Mumbai Trans Harbour Link (Atal Setu), Sewri–Worli Elevated Connector, Orange Gate Tunnel, and Metro Line 11, providing seamless connectivity to BKC, Lower Parel, Fort, Navi Mumbai, and the upcoming Navi Mumbai International Airport. The project is planned as a low-density, gated community, targeting affluent homebuyers and investors seeking South Mumbai’s prestige along with modern urban lifestyle amenities.

Separately, Rustomjee Group’s subsidiary, Keymidtown Developers Private Limited, signed a tripartite agreement with MHADA and co-operative societies in Guru Tegh Bahadur Nagar (GTB Nagar) for a redevelopment project in Sion Koliwada, aimed at rehabilitating 1,200 Sindhi families who migrated to India post-Independence. The agreement was signed on March 5 in the presence of Sanjeev Jaiswal, CEO of MHADA, and Boman Irani.
