One of Mumbai’s most iconic residential properties, the ‘Leela’ bungalow in Juhu, has been sold for an estimated Rs 221 crore, making it one of the standout luxury real estate transactions of 2026. The sea-facing heritage property, located along Juhu Tara Road near Juhu Beach, was acquired by Notandas Realty, backed by the Jagwani family of the Notandas Jewellers group.
The deal highlights the premium attached to rare, standalone bungalows in Mumbai’s coastal belt. In a city increasingly defined by high-rise developments, large land parcels in prime neighbourhoods have become exceptionally scarce, pushing up their value significantly.
Built in the 1950s, the ‘Leela’ bungalow holds a Grade IIB heritage status and reflects the Art Deco style that once defined Mumbai’s residential landscape. Known for its symmetry and use of high-quality materials such as Burma teak wood, the structure represents a bygone era of design and craftsmanship.
The property was previously owned by the prominent Nanavati family, who held it for generations as a joint family residence. However, its heritage classification imposes strict regulations, meaning any redevelopment or structural changes require government approvals, often limiting alterations.
Spread across approximately 14,800 sq ft, the bungalow has a built-up area of around 8,480 sq ft. It reportedly includes six bedrooms, expansive garden space, and open terraces, adding to its exclusivity and appeal.

Juhu has long been one of Mumbai’s most sought-after residential enclaves, evolving from a quiet fishing village into a high-value neighbourhood known for celebrity homes and business elites.
Beyond its headline value, the Rs 221 crore transaction reflects broader trends shaping Mumbai’s luxury housing market—limited land availability, the enduring appeal of heritage properties, and strong demand for sea-facing residences.
