A recent redevelopment case in one of Mumbai’s most affluent suburbs highlights a growing risk for residents and homebuyers: engaging with builders who lack credibility. In this instance, a housing society that had opted for redevelopment found itself in a difficult position after construction had already begun. Once the old building was demolished and work on the new structure started, the developer introduced an unexpected condition—adding commercial shops on the ground floor for sale. Residents were told that refusal to approve the change could lead to halted construction and suspension of rental payments, leaving them with little choice but to comply.

Such situations underline a fundamental imbalance in redevelopment projects. Once a building is torn down, residents enter a vulnerable interim phase where their original asset no longer exists, and the new one is yet to be delivered. At this stage, control effectively shifts to the developer, who determines the pace and direction of the project.

Industry observers note that many developers maintain a cooperative approach until agreements are signed, but behaviour can shift significantly after demolition. A similar pattern is often seen in under-construction projects, where buyers—having committed substantial savings—find themselves dependent on timely delivery, with limited alternatives if issues arise.

Particular caution is advised when dealing with developers who lack an established track record or show little interest in building one. Such entities may treat compliance casually, engage in prolonged legal disputes, or rebrand themselves to move past earlier controversies. For buyers, societies, or investors, disputes with such developers can be prolonged and resource-intensive.

By contrast, developers with a strong reputation tend to operate with greater accountability, as their future business depends on maintaining trust. Those active within a specific market are often more cautious, given that their credibility directly impacts upcoming projects.

In an industry where stakes are high, the choice of developer can determine not just project success, but also financial security.
