Rising population density and limited land availability within Mumbai are steadily shifting residential demand and real estate investment towards peripheral locations including Karjat, Neral, Panvel, Khopoli, Lonavala and Alibaug, as buyers increasingly seek homes surrounded by greenery, open spaces and lower-density living environments.
Industry stakeholders said the shortage of large developable land parcels within Mumbai, coupled with continued urban expansion, is making it difficult to execute expansive lifestyle housing projects in the city. Developers and investors are therefore turning their attention to nearby regions that offer natural landscapes, larger land banks and greater flexibility for community-based residential developments.
These markets, once primarily viewed as destinations for second homes and weekend getaways, are now witnessing growing interest from both end-users and investors. Real estate consultants noted that better connectivity, infrastructure upgrades, cleaner surroundings and reduced congestion are contributing to stronger residential demand across these emerging corridors.
Developers are also incorporating landscaped water features, lagoons and artificial water bodies into projects to create resort-style living experiences and distinguish their offerings in an increasingly competitive market. According to industry participants, homebuyers are now prioritising wellness-oriented and experience-driven developments over traditional apartment formats.
ORA Group stated that locations such as Karjat and Neral provide opportunities to build large-scale lifestyle projects that are difficult to develop within Mumbai due to space limitations. Unnati Varma, Director at ORA Land by ORA Group, said these regions naturally offer the ecosystems buyers are looking for, while planned water features and landscaped open spaces further enhance the living environment.
The company added that artificial lagoons and water elements help improve microclimates while strengthening the visual and wellness appeal of residential communities. ORA Group is currently developing a man-made lagoon within its Karjat project as part of a waterfront housing concept.
The Guardians Real Estate Advisory said buyer preference is increasingly shifting away from congested urban centres towards nature-led residential destinations. Ram Naik, Co-founder and Chief Executive Officer of The Guardians Real Estate Advisory, stated that infrastructure development and improving connectivity are strengthening the long-term investment outlook for these peripheral markets.
