The Maharashtra Housing and Area Development Authority (MHADA) has achieved a major milestone in the redevelopment of the Guru Tegh Bahadur (GTB) Nagar Group Housing Project at Sion Koliwada. All cooperative housing societies covered under the project have signed the Tripartite Development Agreement with MHADA and the appointed Construction and Development Agency (C&DA), while the Construction-cum-Development Agreement has also been executed between MHADA and the agency.
The agreements were signed at MHADA Headquarters in Bandra in the presence of MHADA Vice President and Chief Executive Officer Sanjeev Jaiswal (IAS), Mumbai Board Chief Officer Milind Borikar and Keystone Realtors (Rustomjee Group) Managing Director Boman Irani.
The GTB Nagar redevelopment is MHADA’s first project on private land to be undertaken through the Construction and Development Agency model. With the agreement process now complete and government approvals in place, the project is set to move into the implementation stage.
Spread across approximately 11.20 acres, the redevelopment will provide modern housing to nearly 1,200 eligible beneficiaries. The project proposes the construction of three residential towers ranging from 39 to 48 storeys. Under Development Control Regulation (DCR) 33(9), the project will receive a minimum Floor Space Index (FSI) of 4.5, including fungible FSI.
Each eligible resident will receive a self-contained 635 sq. ft. apartment free of cost, equipped with modern amenities. The gated development will also feature multi-level basement and podium parking with conventional ramp access.
After the Commencement Certificate (CC) is issued, eligible beneficiaries will receive monthly rent compensation of ₹20,000 until possession of their new homes. MHADA will also maintain and manage the buildings for five years after project completion.
The redevelopment will include amenities such as a gymnasium, indoor games area, yoga and multi-purpose studio, children’s play area, library and a banquet hall of around 4,000 sq. ft. with an attached kitchen. Landscaped open spaces, an entrance garden and an elevated recreational deck have also been planned.
The residential towers will be constructed using aluminium formwork technology to enhance structural strength, durability and safety while adhering to modern standards for fire protection, electrical systems, plumbing, water supply and vertical transportation.
The GTB Nagar colony, comprising 25 buildings and around 1,200 tenements, was declared unsafe by the Brihanmumbai Municipal Corporation (BMC) in 2020 and subsequently demolished, forcing residents to relocate. Following residents’ demand, the Maharashtra government entrusted MHADA with the redevelopment under DCR 33(9). The project, approved by the state cabinet in February 2024, is expected to serve as a model for future redevelopment projects across Mumbai.
