Mumbai’s residential property market continued to show strong momentum in August, with property registrations rising 11% year-on-year to 12,401 units by 5.20 pm on August 31, according to data analysed by Knight Frank India.
The figure is significantly higher than the 11,230 registrations recorded during August 2025. Knight Frank India estimated that registrations could reach nearly 12,500 by the end of the day, potentially making August 2026 the strongest August for Mumbai property registrations in more than 14 years.
Knight Frank India CMD Shishir Baijal said the figures reflected sustained demand across the city’s residential market. He noted that buyers were becoming increasingly selective and were placing greater emphasis on location, infrastructure and the quality of projects.
Baijal said Mumbai’s strong economic base, employment opportunities and long-term investment potential would continue to support housing demand.
The registration numbers indicate continued activity across both primary and secondary residential markets, despite Mumbai’s relatively high property prices. Industry observers said the data highlights the resilience of the city’s housing market and continued preference for home ownership.
Jason Samuel, managing director of Mumbai-based realty firm House of Swamiraj, said the figures suggested that market momentum was being maintained over a sustained period, according to news agency PTI.
He attributed the continued registration activity to steady end-user demand, improving buyer sentiment and the preference for well-located and quality housing.
However, Samuel also stressed the importance of project execution alongside new launches. He said some viable developments had remained stalled for years, leaving homebuyers and families waiting for resolutions.
The August registration figures point to continued depth in Mumbai’s real estate market, even as buyers become more cautious and selective. Location, construction quality, infrastructure access and timely project delivery are increasingly influencing purchasing decisions.
With registrations potentially nearing 12,500 for the month, August 2026 is set to mark a significant milestone for Mumbai’s residential property market and reinforce the city’s position as one of India’s most active real estate markets.
