The 34-acre cluster project in South Mumbai covers 943 buildings across lanes 1 to 15 and will also create new residential, commercial and recreational spaces.
The Kamathipura redevelopment project is set to reshape one of South Mumbai’s oldest neighbourhoods, with the cluster plan covering around 34 acres and involving 943 cessed buildings. The redevelopment is being undertaken by the Mumbai Building Repairs and Reconstruction Board under MHADA.
The project covers Kamathipura’s lanes 1 to 15 and involves 8,001 existing occupants, including 6,625 residential and 1,376 non-residential tenants. Around 800 landowners are also part of the redevelopment.
Under the rehabilitation plan, eligible residential occupants will receive 500 sq ft homes, while eligible non-residential occupants will receive 225 sq ft units. Landowners will also receive rehabilitation benefits based on the size of their plots.
The redevelopment is being implemented as a cluster project under Regulation 33(9) of DCPR 2034. The existing buildings in the area are around 100 years old, making their redevelopment a key part of the project.
The plan includes residential buildings along with commercial and recreational spaces. Around 44,000 sq m of land is expected to be made available to MHADA, while approximately 4,500 new housing units are planned as part of the redevelopment.
The Maharashtra government approved the project in January 2023. MHADA subsequently appointed Mahimtura Consultants to prepare the project blueprint, titled Kamathipura Cluster Redevelopment Project – Urban Village.
The redevelopment is aimed at replacing the ageing building stock while providing permanent rehabilitation to existing occupants and creating new development in the centrally located South Mumbai neighbourhood.
