Puravankara Bags Rs 2,600 Crore Goregaon West Redevelopment Project

Real estate developer Puravankara Limited has secured redevelopment rights for three residential societies in Bangur Nagar, Goregaon West, marking its eighth redevelopment project in Mumbai.

Spread across approximately 4.68 acres, the project has an estimated developable potential of 1.05 million sq. ft. and a projected Gross Development Value (GDV) of Rs 2,600 crore. The acquisition strengthens Puravankara’s presence in Mumbai’s western suburbs, where redevelopment has become an increasingly important source of new residential supply.

The company’s latest project comes alongside a stronger financial performance in the first quarter of FY27. Puravankara reported a consolidated net profit of Rs 25 crore, compared with a net loss of Rs 69 crore in the corresponding quarter of FY26. Revenue increased 63% year-on-year to Rs 877 crore, while EBITDA margin improved from 15% to 25%.

Premium Redevelopment Strategy

The Goregaon West project is part of Puravankara’s broader strategy of focusing on capital-efficient redevelopment opportunities rather than relying primarily on outright land acquisitions.

Redeveloping existing housing societies allows developers to access established neighbourhoods with existing infrastructure and connectivity while limiting the initial capital required for land purchases. For residents, such projects can create newer housing stock while retaining their presence within familiar localities.

The Bangur Nagar development also adds substantial future residential inventory in a well-established western suburban market.

Mumbai Expansion Continues

Puravankara’s latest acquisition takes its Mumbai redevelopment portfolio to eight projects. The company has increasingly focused on premium residential opportunities in established urban locations, supported by Mumbai’s strong demand for upgraded housing and ongoing infrastructure improvements.

The project will, however, require the necessary municipal permissions and other regulatory approvals before construction can progress. Execution will also involve coordinating the redevelopment process with existing society members and managing construction timelines and costs.

Puravankara’s Q1 FY27 performance provides additional context to the latest project. Customer collections increased 40% year-on-year to Rs 1,199 crore, while quarterly pre-sales rose 28% to Rs 1,439 crore, according to the company’s reported results.

The developer has also been expanding its development pipeline outside Mumbai, including a 7.83-acre Joint Development Agreement in South-East Bengaluru announced in August 2026.

With the Goregaon West project adding 1.05 million sq ft of potential development, Puravankara is expanding its redevelopment footprint in Mumbai while tapping into the city’s continuing demand for modern residential projects in established neighbourhoods.
