Brookfield India Real Estate Trust’s subsidiary Kairos Properties has agreed to acquire additional office space in the Delphi building at Hiranandani Gardens, Powai, for Rs 75.2 crore.
The transaction, announced through a regulatory filing, involves office units spread across the fifth and sixth floors of Wing C of the Delphi building, which forms part of the larger Downtown Powai township.
“We wish to inform that Kairos has signed Agreement for Sale with unrelated third party, on September 22, 2026, for purchase of units 501 to 503 and 601 to 604, in 5th and 6th floors in Delphi building (Wing C) (“Condo Units”) situated at Hiranandani Gardens, forming part of a larger township at Powai, Mumbai (“Downtown Powai”), for a total cash consideration of ₹752 million,” the company said in a regulatory filing.
Following the acquisition, Kairos’ ownership in Delphi building’s Wings A, B and C will increase from 80% to 86% on a gross leased area basis. The transaction is expected to be completed during Q3 FY2027.
“Pursuant to the above acquisition of Condo Units, ownership of Kairos in the Delphi building (Wing A, B and C) will increase from 80% to 86% on a gross leased area basis. The above acquisition of Condo Units is expected to be completed within Q3 FY2027,” the regulatory filing said.
Brookfield’s Larger Powai Expansion
The latest acquisition comes alongside Brookfield’s plans for a major Global Capability Centre (GCC) in Powai.
In 2025, Maharashtra Chief Minister Devendra Fadnavis said Brookfield planned an investment of around ₹9,000 crore for the facility, which is expected to generate approximately 45,000 jobs.
Brookfield subsequently announced plans for a 2-million-sq-ft GCC in Powai, spread across six acres, with completion targeted for 2029. The facility is planned for a multinational bank and is expected to have a 20-year lease, with its entire electricity requirement sourced from green power.
“It will further strengthen Mumbai’s position as a premier hub for global capability centres. In 2024, Brookfield had commissioned a similar build-to-suit tower in Pune, Maharashtra for the GCC of a large financial services corporate,” the statement had said.
The office acquisition further expands Brookfield’s presence within Powai’s growing commercial real estate ecosystem.
