Mumbai Luxury Housing Expands North As Malad, Goregaon & Borivali Gain Ground

Mumbai’s premium residential market is increasingly extending beyond traditional luxury hubs such as Worli, Bandra and Juhu, with Malad, Goregaon and Borivali attracting greater attention from homebuyers and developers. Improved connectivity, redevelopment opportunities and larger parcels of land are supporting the shift towards Mumbai’s western suburbs.

A recent JLL report has identified around 75-80 coastal redevelopment projects with a combined value of approximately Rs 6,000 crore. More than 250 residential units from these developments are expected to enter the market over the next eight to nine quarters.

Worli continues to account for substantial luxury housing activity, while Bandra and Juhu remain established premium markets. However, infrastructure expansion along the western corridor is opening up new possibilities in locations that were previously constrained by longer travel times.

Ritesh Mehta, senior director, Residential Advisory Services, India, JLL, said, “Improved connectivity is enabling homebuyers to prioritise lifestyle and accessibility, while encouraging premium development in locations previously constrained by travel time. Infrastructure is unlocking the western coastline’s potential and enabling larger communities offering connectivity, waterfront living and quality urban infrastructure.”

Malad and Goregaon are witnessing particular interest as new and upgraded transport links improve access between eastern and western parts of the city, as well as major employment and commercial centres.

Dhruman Shah, promoter, Ariha Group, pointed to the Goregaon-Mulund Link Road (GMLR), Thane-Borivali Twin Tunnel and proposed sea-link expansion as important catalysts. “Goregaon and Malad have evolved as major employment centres. Improved connectivity will attract high-value commercial occupiers and homebuyers, consolidating the two suburbs as prime real estate destinations.”

Shraddha Kedia-Agarwal, director, Transcon Developers, said, “Enhanced connectivity, coupled with existing metro lines, is making Malad a preferred lifestyle location. Buyers are prioritising quality developments, amenities and integrated township concepts, which could support absorption and multi-year appreciation.”

The Mumbai Coastal Road has already reduced travel time between Worli and Marine Drive to around 10-15 minutes under normal conditions, compared with 35-40 minutes earlier. Meanwhile, the proposed Versova-Bandra Sea Link is expected to significantly shorten journeys between the two locations.

With transport infrastructure improving and redevelopment adding fresh housing supply, Mumbai’s western suburbs are emerging as an expanding segment of the city’s luxury residential market.
