The housing lottery is expected to be announced in January or February 2027, with the draw likely to take place in March or April. Locations, prices and the final number of homes are yet to be confirmed.
The Maharashtra Housing and Area Development Authority (MHADA) is preparing to offer around 2,000 to 2,500 affordable homes in Mumbai through its 2027 housing lottery, with the announcement expected in January or February next year.
MHADA Vice-President and Chief Executive Officer Sanjeev Jaiswal told Hindustan Times Real Estate that the authority was finalising the details of the upcoming lottery, which is expected to offer a similar number of homes to the previous edition.
The lottery is likely to be conducted in March or April 2027. However, the final number of apartments, their locations, prices and other scheme details are yet to be decided, according to MHADA officials.
2026 lottery offered 2,640 homes
In 2026, MHADA offered 2,640 homes across Mumbai, including locations such as Borivali, Kandivali, Goregaon, Powai, Vikhroli, Tardeo, Wadala and Dadar.
Prices ranged from around Rs 29 lakh for the least expensive home to more than Rs 6 crore for the costliest apartment in South Mumbai. The lottery attracted substantial interest from homebuyers seeking housing options across different parts of the city.
The 2026 lottery was announced in March, applications closed in May, and the draw results were declared on August 6.
Cluster redevelopment to add to housing stock
MHADA is also looking to expand its housing supply through cluster redevelopment projects across Mumbai. According to Jaiswal, around 925 acres of land are under development or awaiting approval under this model.
These projects are expected to generate around 30,000 homes for MHADA over the next seven years, alongside rehabilitation housing for existing residents and additional housing stock developed by private developers.
The 2027 lottery will provide another opportunity for prospective homebuyers to apply for MHADA homes. Applicants will need to wait for the official notification for confirmed prices, locations, eligibility criteria and application dates.
