Aerocity Project Gains Momentum As Navi Mumbai Airport Nears Launch

August 19, 2025: With the Navi Mumbai International Airport (NMIA) set to begin operations in September, the state government has accelerated plans for a 667-acre Aerocity near the site. The City and Industrial Development Corporation (CIDCO) has floated a tender to appoint a consultant for preparing the Aerocity Master Plan, which will earmark around 123 acres each for residential, commercial, and retail developments.

CIDCO officials stated that a techno-economic feasibility study will be conducted for residential, commercial, retail, industrial, and mixed-use projects. “The Navi Mumbai Airport is going to be one of the major value additions to the Mumbai Metropolitan Region (MMR) and will form an invaluable asset to the nation. The Aerocity is being designed and developed to accommodate financial services, corporate offices, export-oriented services, aero-centric warehousing, along with hotels, hospitals, schools, residential and entertainment facilities,” a CIDCO official told HT.com.

The Master Plan will also assess market requirements, financial viability, and the design of infrastructure. It will consider large-scale projects such as the Navi Mumbai Airport Influence Notified Area (NAINA), the Mumbai Trans Harbour Link (MTHL), Navi Mumbai Metro, and other regional developments. CIDCO, which has been central to planning Navi Mumbai since the 1970s, had acquired land for the Aerocity alongside the airport’s construction.

Developers believe the Aerocity will ensure planned growth around NMIA. “Today, several areas of Mumbai are flooded, and there is waterlogging. However, there is nominal waterlogging in Navi Mumbai, and movement is not impacted. This is the result of planning by CIDCO and several authorities who have made Navi Mumbai what it is today. With Navi Mumbai AeroCity, we have the opportunity to develop another Vile Parle that has options for hotels, hospitals, education, but in a planned manner,” said Manohar Shroff, senior vice president of CREDAI-MCHI, Navi Mumbai.

Currently, India has nine Aerocities at various stages of development, including Delhi, Hyderabad, Bengaluru, and Jewar near Noida.
