October 08, 2025: The long-stalled redevelopment of Kamathipura, one of South Mumbai’s oldest and most congested neighbourhoods, has finally advanced, with the Mumbai Building Repairs and Reconstruction Board (MBRRB) of MHADA receiving two bids for the project. J Kumar Infraprojects Limited and AATK Construction have submitted their proposals, marking the start of technical evaluations. Financial bids will soon be opened, following which the proposals will be sent to the Maharashtra government for approval.
Simultaneously, MBRRB has begun a biometric survey of residents, conducted by Kshitij Creation, to accurately identify the number of homes, residents, and non-resident occupants before redevelopment begins.
Spread across 34 acres, Kamathipura consists of 475 cessed buildings, 163 non-cessed structures, and several public amenities. Currently, the area houses over 6,000 residents and 1,300 non-resident occupants living in century-old, deteriorating buildings.
Under the redevelopment plan, 8,001 residents will be rehabilitated, and 800 landowners compensated. Each family will receive a 500 sq ft home, while non-resident families will get 225 sq ft units. The new buildings will rise to 57 floors, with sale towers potentially reaching 78 floors.
“The submission of these two bids is a crucial step in reviving Kamathipura. Once the approvals are secured, construction will commence promptly,” an MBRRB official said.
The cluster redevelopment, prepared by Mahimtura Consultants and approved by the state, is expected to transform Kamathipura into a modern urban village and add 4,500 new homes to Mumbai’s housing stock.
