October 13, 2025: The Maharashtra Housing and Area Development Authority (MHADA) aims to generate more than 700,000 homes across the Mumbai Metropolitan Region (MMR) over the next five years, including nearly 550,000 homes in Mumbai, said Sanjeev Jaiswal, Vice President and CEO of MHADA. The projects will encompass affordable housing units sold via lottery, inclusive housing schemes, cluster redevelopment, revamps of the Prime Minister’s Grant Project (PMGP) Colony, and other housing initiatives.
“Mhada is executing multiple cluster redevelopment projects in Mumbai, including in GTB Colony in Sion, SVP Nagar in Andheri, Motilal Nagar in Goregaon, and Kamathipura near Mumbai Central,” Jaiswal said during the Konkan Board’s housing lottery draw event. He added that over 200,000 homes are expected to be constructed in the city over the next 5–7 years under these cluster redevelopment projects.
According to MHADA data, redevelopment of cessed buildings in South Mumbai under sections 33(7) and 33(9) of the Development Control Regulations will yield 120,864 and 27,107 units, respectively. Other key projects include 7,769 homes from Bhendi Bazaar, 19,131 units from Kamathipura redevelopment, 90,677 units from joint slum redevelopment projects with the Slum Redevelopment Authority, and 15,805 units from PMGP Colony reconstruction. Together, these initiatives will generate 539,118 homes in Mumbai, including rehabilitation, free-sale, and MHADA-allocated units sold via lottery.
Across the broader MMR, MHADA plans to build 180,403 units under the Pradhan Mantri Awas Yojana (88,797 units), Konkan Board lottery draws (22,606 units), inclusive housing (60,000 units), Integrated Township Projects (6,000 units), and section 33(5) cluster redevelopment (3,000 units).
On Saturday, a lottery draw for 5,354 homes and 77 plots in the Konkan region, excluding Mumbai, was held at Thane’s Kashinath Ghanekar Auditorium. In the past three years, MHADA has sold around 43,000 tenements through 18 lottery draws, officials added.
