Mumbai’s Redevelopment Revolution: Balancing Growth, Liveability, And Emotional Realities

October 16, 2025: Mumbai is witnessing a historic urban transformation as redevelopment reshapes its skyline and liveability quotient. With over 30,000 projects sanctioned—from single-building revamps to large-scale cluster redevelopments—the city is redefining its future. Developers, advisors, and policymakers are now working in tandem to balance density with better living standards.

Dr. Adv. Harshul Savla, D.Litt., Developer & Best-Selling Author, observed, “Redevelopment is the buzzword in Mumbai today, but the question is in the next 10 years, what will the city look like, given that low-rise buildings are giving way to tall towers… Are we overburdening the utilities infrastructure, or will it upgrade to keep pace with housing redevelopments?”

Cluster redevelopment is emerging as a key driver of liveability in the future. Milind Changani, Co-Founder – Stallion Buildtech LLP, stated, “If you only chase financial feasibility and ignore liveability, you’ll create vertical slums… Cluster development enables holistic planning and community spaces.”

Emotional resistance remains a challenge. Nitesh Gangaramani, MD – Nyshaa Realty, shared, “My grandmother refused to leave her 1979 home… emotional resistance can delay urgent structural upgrades.”

New models such as self-redevelopment and partnerships between family offices and corporates, as noted by Sujay Kalele, Founder & MD – TRU Realty, are now driving innovation and trust in Mumbai’s evolving redevelopment ecosystem.
