January 12, 2026: The long wait for new homes is set to end for hundreds of residents from the Naigaon BDD chawls, with authorities confirming that possession will be handed over to 864 beneficiaries by the end of January, following the conclusion of elections. The redevelopment is being carried out by MHADA’s Mumbai Housing Development Board as part of the larger BDD chawl redevelopment programme.
The BDD redevelopment project covers 207 chawls spread across nearly 86 acres at Worli, N.M. Joshi Marg–Parel, and Naigaon in Mumbai. In total, 15,593 residents are being rehabilitated under the scheme, which is among the city’s largest housing redevelopment initiatives aimed at replacing ageing chawls with modern residential buildings.
At the N.M. Joshi Marg–Parel location, construction includes 14 rehabilitation buildings comprising 2,560 residential and non-residential units. Work is also progressing at the Naigaon (Dadar) site, where 20 rehabilitation buildings are under construction, providing 3,344 residential and non-residential homes. These developments are designed to rehouse existing residents within the same locality while improving living conditions and infrastructure.
The 864 beneficiaries scheduled to receive possession are residents of Plot B in the Naigaon BDD colony. They were originally expected to be handed over their homes in December, and a key distribution programme had been planned last month. However, the event was postponed due to the Chief Minister’s unavailability.
Subsequently, the implementation of the model code of conduct ahead of elections led to further delays, preventing the distribution of keys. With the electoral process nearing completion, officials have now indicated that the handover will take place by the end of the month, bringing long-awaited relief to the affected families.
For residents who have spent years in temporary accommodation or ageing structures, the upcoming possession marks a significant milestone. The broader BDD redevelopment project continues to move forward in phases, with authorities maintaining that timely completion of remaining rehabilitation buildings remains a priority in the months ahead.
