Nadiadwala Grandson Entertainment Leases Andheri Office Space For Rs 2.46 Crore

Nadiadwala Grandson Entertainment Pvt Ltd, the production company founded by filmmaker Sajid Nadiadwala, has leased two commercial office units on the eighth floor of Lotus Grandeur in Andheri West, Mumbai, to Rhea and Dia Enterprises Pvt Ltd for a 28-month period.

According to property registration documents accessed by CRE Matrix, the lease began on August 1, 2026, and was registered on September 1. The total rent payable over the lease term is approximately Rs 2.46 crore.

Lease Includes 12-Month Lock-In

The agreement carries an initial monthly rent of Rs 8.27 lakh, along with a security deposit of ₹30 lakh. The lease includes a 12-month lock-in period and provides for a 5% annual increase in rent.

Under the agreement, the monthly rent will be approximately Rs 8.27 lakh during the first 12 months. It will rise to around Rs 8.68 lakh per month for months 13 to 24, followed by approximately Rs 9.12 lakh per month for the final four months.

The office premises also come with two car parking spaces. The registered documents do not disclose the total area of the two office units.

Neither Nadiadwala Grandson Entertainment nor Rhea and Dia Enterprises was available for comment on the transaction.

Andheri West Remains a Media and Corporate Hub

The lease adds to Andheri West’s position as one of Mumbai’s important commercial locations for production houses, media companies, creative agencies and corporate offices. The Veera Desai Road area, where Lotus Grandeur is located, has particularly attracted businesses from the entertainment industry because of its connectivity and proximity to other key western suburban commercial districts.

For Nadiadwala Grandson Entertainment, the latest transaction adds to a series of recent property dealings in Mumbai.

In October 2025, the production company purchased two residential apartments in Prabhadevi for approximately Rs 36.57 crore. One of the properties, located on the 23rd floor of Hubtown Twenty Five North, measured around 2,390 sq ft and was purchased for Rs 18.57 crore along with two parking spaces.

Earlier, in July 2024, the company leased two apartments in Lokhandwala Complex, Andheri West, at a combined monthly rent of around Rs 1.8 lakh.

The transactions indicate an active real estate portfolio spanning commercial offices, leased residences and premium residential investments. The latest Andheri West lease also reflects sustained demand for well-connected office spaces from Mumbai’s entertainment and creative sectors.

With production houses and media businesses continuing to operate across Mumbai’s western suburbs, commercial corridors such as Andheri West remain important destinations for companies seeking accessibility and proximity to the city’s wider entertainment ecosystem.
