GVP Realty has announced MANSION XXI, an ultra-luxury sea-facing residential development at Bandra Bandstand with an estimated project value of more than Rs 600 crore. The 26-storey development is positioned as the developer’s most ambitious project so far, combining expansive residences, privacy and waterfront living.
The project comes at a time when premium land parcels along Mumbai’s coastline are becoming increasingly scarce. According to CRE Matrix Research, homes priced above Rs 45 crore accounted for nearly 44% of Mumbai’s primary luxury residential sales. Bandra West also recorded more than 1,918 residential transactions in 2024, while sea-facing properties continue to command a premium of around 15-20%.
Limited Collection of Large Residences
MANSION XXI will feature a limited number of ultra-luxury residences and exclusive penthouses. Each standard floor will offer approximately 4,237 sq ft, while the penthouse will span around 8,000 sq ft.
The residences will feature private lift lobbies, surface parking and pillar-less layouts designed to create larger and more flexible living spaces. Floor-to-floor heights of 12 feet, Vastu-compliant plans and expansive wraparound balconies are also part of the design.
Homes will be open on all four sides, allowing greater access to natural light and cross-ventilation. The project is expected to offer uninterrupted views of the Arabian Sea, Worli skyline and Versova coastline.
