Mahindra Lifespaces Enters MMR’s Plotted Development Market With 100-Acre Karjat Project

Mahindra Lifespace Developers Limited (MLDL), announced on November 5 that it has signed a 100 acre plotted development on the Karjat-Murbad Road

Mahindra Lifespace Developers Limited (MLDL) has expanded its real estate footprint in the Mumbai Metropolitan Region (MMR) by signing a 100-acre plotted development project along Karjat-Murbad Road. Announced on November 5, 2026, the project marks the company’s entry into the plotted housing segment in the region.

The Mumbai-based developer plans to introduce the project in the next financial year. According to the company, this will be its first plotted development outside Mahindra World City in Chennai, where it has already established a presence in the segment.

The proposed development comes amid growing interest among homebuyers in owning individual land parcels that offer greater flexibility in designing and constructing residential properties.

Vimalendra Singh, Chief Business Officer – Residential, Mahindra Lifespace Developers Ltd, said, “In line with our strategy, we look to expand into plotted development in future in MMR, Pune and Bengaluru. Homebuyers today are increasingly seeking greater flexibility and personalization in their residential requirements. Plotted developments offer a compelling proposition through land ownership, customization, and long-term appreciation potential.”

He further added, “With the trust that customers place in the Mahindra brand, we remain committed to delivering high-quality developments that cater to these preferences and create long-term value for homebuyers,”

The company said its latest project builds on the response to its existing plotted housing offerings, including Lakefront Estates by Mahindra and Green Estates by Mahindra at Mahindra World City, Chennai. Their performance has encouraged the developer to introduce similar developments in additional markets.

Plotted development involves acquiring a large land parcel, dividing it into smaller plots and offering them individually to buyers. Purchasers can subsequently construct independent homes or villas, subject to applicable planning regulations and statutory approvals.

Within Maharashtra, destinations such as Karjat, Alibaug, Lonavala, Khandala, Manor, Dapoli, Igatpuri and Kasara have attracted interest in plotted housing and second-home projects.

Several established developers, including Lodha Developers, Oberoi Realty, Rustomjee Group, Godrej Properties, Wadhwa, House of Abhinandan Lodha and Arihant Superstructures, are also active in this segment.

Mahindra Lifespaces’ latest move highlights the growing developer interest in land-based residential projects across the Mumbai Metropolitan Region.
