Mumbai Records Rs 32,623-Crore Luxury Home Sales In Six Months, Over 17 Premium Homes Sold Daily

The Mumbai region registered 3,145 transactions involving homes priced at ₹5 crore and above during the six-month period

Mumbai’s luxury residential market continues to attract strong buyer interest, with premium housing transactions gaining momentum ahead of the Diwali 2026 festive season. Homes priced at Rs 5 crore and above generated sales worth Rs 32,623 crore between April and September 2026, reflecting sustained demand for high-end properties across the city.

According to a report by Lighthouse Luxury and Zapkey, Mumbai recorded 3,145 transactions involving luxury residences during the six-month period. This translates into more than 17 homes being sold daily, with the average transaction value touching approximately Rs 178 crore per day.

The wider residential market has also demonstrated considerable activity. Knight Frank India reported 72,804 residential property registrations in Mumbai between January and September 2026, the highest figure for the corresponding period since 2018. Developers introduced 72,673 new housing units during these nine months, marking a 13% rise compared with the previous year.

Western Suburbs Gain Luxury Housing Traction

While traditional premium destinations such as Worli, Lower Parel and Bandra West continue to attract wealthy buyers, Andheri West, Versova and Oshiwara are emerging as important residential markets.

According to 99acres data, property prices in Andheri West increased by approximately 10% over the past year. Redevelopment activity and infrastructure improvements, including the Coastal Road connector towards Lokhandwala Back Road, Metro Line 2B and the Mrinal Tai Gore Flyover extension, are supporting the area’s appeal.

Developers Strengthen Premium Project Pipeline

DLF’s entry into Mumbai through its Westpark project in Andheri West received a strong response. Its first phase, comprising 416 residences across four towers, secured bookings exceeding Rs 2,300 crore and sold out within a week of its July 2025 launch. The developer has obtained RERA approval for the second phase, expected to launch in mid-November 2026, offering larger three- and four-bedroom homes.

Other projects, including Godrej Skyshore, Adani Linkbay, Rustomjee Ocean Vista, Kalpataru Vian and Purva Estrella, are adding to the premium housing supply.

DLF Managing Director and Chief Business Officer Aakash Ohri highlighted the continued demand for established locations such as Andheri because of their connectivity and proximity to commercial and lifestyle destinations.

With infrastructure expansion and redevelopment reshaping Mumbai’s residential landscape, premium homes with spacious layouts and modern amenities are expected to remain attractive to affluent buyers.
