The Bombay Development Department (BDD) chawls in Worli, Mumbai, are being redeveloped by Capacit’e Infraprojects in a special purpose vehicle (SPV) with Tata Projects. The project, which has been taken over by the Maharashtra Housing and Area Development Authority (MHADA), is expected to improve the quality of life for about 50,000 residents.
The BDD Chawls were first established in 1920 by the then-Governor of Bombay Province to address the city’s housing issues, and after independence, the Chawls came under the state government’s purview through the Public Works Department (PWD). Currently, residents live in small 160 square feet of space with shared restrooms and toilets. Decades of wear have left the structures in a dilapidated state, necessitating urgent redevelopment.
Raising the level of living for the people of Chawl is the goal of this state government redevelopment project. This 255 lakh square foot home development project is the biggest in India. 33 high-rise rehabilitation towers, each 40 floors tall, will be built in place of the 121 existing chawls. Modern amenities like two bedrooms, a kitchen, an enclosed hall, and two bathrooms will be included in each apartment’s 500-square-foot carpeted 2BHK layout. A new era of higher living standards will be ushered in with the delivery of these renovated homes to more than 10,000 families.
The project consists of a commercial building, ten 76-story residential sale towers, and necessary infrastructure including hospitals, schools, hostels, and places of worship in addition to rehabilitation buildings. The project is a standard in urban rehabilitation, with a total value exceeding Rs 11,744 crore.
The scope of work for Capacit’e includes the destruction of existing structures, construction of the new towers, tenant relocation to transit camps, getting necessary approvals, and comprehensive design and engineering. Tenants will move into their newly renovated residences after it is finished. Additionally, for two years after completion, the business will oversee operations and maintenance.
The project integrates cutting-edge digital and green initiatives, such as the use of electric concrete pumps and LED lighting to reduce environmental impact, a fingerprint-based access system for safety, and Building Information Modelling (BIM) for design accuracy. These actions demonstrate Capacit’e’s dedication to technical innovation and sustainable development.
