BMC Invites Bids For Rs 33-Crore Redevelopment Of Municipal Townhall Gymkhana

August 8, 2025: The Brihanmumbai Municipal Corporation (BMC) has issued a tender for the redevelopment of the Municipal Town Hall Gymkhana on Mahapalika Marg, with an estimated project cost of Rs 33 crore. The work will be executed on an Engineering, Procurement, and Construction (EPC) basis. The last date for bid submissions is August 29, with the technical packet opening set for September 16.

The proposed structure will be a ground-plus-five-story building, featuring restaurants and a public town hall. Civic officials said the facility is designed to benefit both residents and tourists. “This is the first time a government-backed Townhall — a formal civic auditorium — will be created for public dialogue. At the same time, the building will offer tourist experiences, with a glass dome and viewing gallery proposed for panoramic views of the surrounding heritage landscape. A rooftop cafeteria is also being planned. In keeping with the heritage context of the surrounding buildings, the Townhall’s height will be proportionate and not obstruct the visibility or beauty of nearby heritage sites. The overall design and external aesthetics will complement the heritage precinct,” a civic official said.

The design, prepared by the municipal architect department, also includes two basement levels with parking for about 60 vehicles. The tendering process is being overseen by the Deputy Engineer (Building Construction – City).

Once awarded, construction is expected to take at least three years. While there is no decision yet on entry fees, officials stated the matter will be finalised closer to the project’s completion. Meanwhile, the existing sports complex will be relocated to Worli, where a new facility is planned for civic staff.
