Thane Emerges As Real Estate Hotspot As Mega Infrastructure Projects Drive Fresh Investments

Thane is witnessing a fresh wave of real estate activity as large-scale infrastructure projects across the Mumbai Metropolitan Region (MMR) continue to improve connectivity and attract leading developers to launch premium residential and commercial developments. Upcoming Metro corridors, tunnels, elevated roads and coastal road projects are positioning the city as one of the fastest-growing property markets in the region.

Over the past week, major developers including L&T Realty, Piramal Realty and Meghna Infracon Infrastructure Ltd. have announced new projects in Thane, highlighting the area’s evolving infrastructure as a key factor behind their investment decisions.

L&T Realty has launched Vayam, a premium residential project spread across 4.8 acres at the Thane-Mulund junction. The development will feature four towers rising over 60 storeys, with approximately 390 apartments in each tower. Offering two, three and four-bedroom homes ranging from 700 sq ft to 1,500 sq ft, the project will include over 2 lakh sq ft of lifestyle amenities and integrated retail spaces. The developer said the project benefits from connectivity through the Eastern Express Highway, LBS Road, suburban railway and upcoming Metro corridors.

Piramal Realty has unveiled Phase 2 of Piramal Vaikunth in Balkum, with an estimated Gross Development Value (GDV) of around Rs 4,700 crore and an investment of Rs 3,600 crore. Located near the upcoming Metro Lines 4 and 5, Thane Ring Metro, Thane-Borivali Twin Tunnel, Eastern Freeway Extension and Thane Coastal Road, the project is expected to benefit from significant connectivity improvements. Commenting on the launch, Abhijeet Maheshwari, CEO, Piramal Realty, said, “With Phase 2 of Piramal Vaikunth, we are building on an established community where quality infrastructure, open spaces and social amenities are already in place. Our ‘Built. Delivered. Thriving.’ campaign reflects this philosophy and the journey of Piramal Vaikunth over the years.”

The commercial segment is also gaining momentum with Meghna Infracon Infrastructure Limited announcing Meghna One, a Rs 300-crore Grade-A office development in Wagle Estate. Promoter and Managing Director Vikram Lodha said, “Today’s businesses are looking for much more than office space; they seek workplaces that enhance employee well-being, reflect their sustainability commitments and create long-term value. We believe Wagle Estate is entering a transformative phase as a commercial destination, supported by infrastructure development, strong connectivity and growing business activity.”

The momentum comes alongside MMRDA’s Rs 48,072.57-crore Budget for 2026-27, which earmarks over Rs 14,000 crore for Thane’s metro lines, tunnels, elevated corridors, roads and creek bridges, reinforcing the city’s emergence as a major residential and commercial growth hub.
