Worli Takes Centre Stage As City’s Preferred Headquarters Hub

Mumbai’s corporate landscape is witnessing a gradual shift, with Worli emerging as a preferred destination for promoter-led companies, family offices and founder-driven enterprises. After Nariman Point defined the city’s business identity for decades and Bandra-Kurla Complex (BKC) later became the centre of corporate activity, businesses are now increasingly prioritising connectivity, convenience and proximity over traditional corporate addresses.

The transition comes amid strong momentum in Mumbai’s commercial real estate market. The city recorded its highest-ever annual office leasing in 2025 at 11.6 million sq ft, marking a 13% rise from the previous year, driven by domestic companies, Global Capability Centres (GCCs), banking and financial services firms, and flexible workspace providers.

While multinational corporations continue to expand their presence across established business districts such as BKC and Powai, promoter-led businesses are adopting a different approach while selecting headquarters. Real estate experts suggest that founders are increasingly evaluating locations based on accessibility to homes, investors, clients, financial institutions and government offices, rather than only considering rental costs or office specifications.

Worli’s central location has played a key role in its growing appeal. Situated between South Mumbai and the western suburbs, the area offers easy access to Lower Parel, Prabhadevi, Mahalaxmi, BKC and other important commercial zones. Its proximity to premium residential neighbourhoods has also made it attractive for entrepreneurs, business families and high-net-worth individuals seeking shorter travel times between residences and workplaces.

Industry observers believe this “commute advantage” has become a significant factor for promoter-led businesses, where founders remain closely involved in operational decisions, investor interactions and client relationships.

Infrastructure upgrades have further strengthened Worli’s position. The Mumbai Coastal Road has improved connectivity towards South Mumbai, while the Bandra-Worli Sea Link continues to provide faster access to western suburbs. The operational Metro Line 3 has added another public transport option, while connectivity to both Mumbai airports enhances its suitability for companies with frequent business travel requirements.

The commercial appeal of Worli has also attracted institutional interest. Global investment bank Goldman Sachs has expanded its office presence in the area, while Mindspace REIT acquired three commercial properties from K Raheja Corp, including Ascent Worli, reflecting growing investor confidence in Central Mumbai’s office market.

Kamlesh Thakur, president of NAREDCO Maharashtra, said Mumbai’s commercial ecosystem is evolving as businesses reassess workplace priorities.

“Promoters today evaluate office locations not only from an operational standpoint but also through the lens of accessibility, talent availability, business continuity and long-term value creation. Central micro-markets such as Worli offer the right balance between connectivity, premium commercial infrastructure and proximity to established residential neighbourhoods. As infrastructure projects continue improving intra-city mobility, occupiers are likely to increasingly favour locations that enable faster decision-making and a better quality of work-life,” he said.

Khetsi Barot, managing director of The Guardians Real Estate Advisory, said corporate headquarters are increasingly becoming an extension of a company’s identity.

“For promoter-led businesses, the headquarters reflects the company’s identity and leadership vision. Founders increasingly want locations that keep them close to clients, financial institutions and residential catchments while offering a premium corporate environment. Worli’s strategic location, robust connectivity and high-quality Grade A developments make it particularly attractive for businesses seeking operational efficiency and long-term brand value,” he said.

Real estate experts believe the preference for Worli could strengthen further as new commercial projects, redevelopment activity and infrastructure improvements continue to reshape Central Mumbai.

The rise of Worli represents the next phase of Mumbai’s corporate evolution. While Nariman Point represented India’s first corporate era and BKC became synonymous with global finance, Worli is gradually creating its own identity as a headquarters destination where accessibility, efficiency and strategic convenience are becoming key measures of corporate success.
