The N.M. Joshi Marg BDD Chawl redevelopment project in Mumbai has moved closer to completion, with occupancy certificates issued for two rehabilitation buildings containing 342 homes. The Mumbai Board of the Maharashtra Housing and Area Development Authority (MHADA) is now preparing to hand over the flats to eligible residents.
Officials have also said that another 295 homes could be distributed within a month once the building housing them receives its occupancy certificate.
1,241 Homes Covered in First Phase
The first phase of the N.M. Joshi Marg redevelopment comprises seven rehabilitation buildings with 1,241 homes. According to the MHADA Mumbai Board, the remaining 684 homes under this phase are expected to be completed and handed over by December.
Meeting that timeline would mean all 1,241 families covered in the first phase could receive their redeveloped homes by the end of the year.
The two buildings that have already secured occupancy certificates received the approvals last week. MHADA has initiated preparations for the formal possession programme and has written to seek Chief Minister Devendra Fadnavis’s availability for the handover ceremony. The possession process is expected to begin once his schedule is confirmed.
More Homes Await Occupancy Certificate
The Mumbai Board said construction of the building containing another 295 homes has also been completed. The flats will be allotted after the occupancy certificate is obtained, with MHADA planning the handover within a month of receiving the document.
An occupancy certificate is a key step in redevelopment projects as it confirms that a completed structure can be occupied and enables the formal possession process to move ahead.
Part of Larger BDD Chawl Redevelopment
The N.M. Joshi Marg project forms part of MHADA’s broader redevelopment programme covering the Worli, N.M. Joshi Marg and Naigaon BDD chawls.
Rehabilitation buildings are being constructed for residents across the three locations, with possession being transferred building by building as construction and statutory approvals are completed.
MHADA has already handed over 1,383 homes in Worli, while possession of another 574 homes is currently in progress. In Naigaon, 1,401 homes have been handed over.
The progress at these locations has increased focus on N.M. Joshi Marg, where residents had vacated their old chawl homes to facilitate redevelopment and have been awaiting their replacement flats.
From Construction to Possession
The latest occupancy certificates mark an important transition for the N.M. Joshi Marg project, shifting completed buildings from the construction stage towards actual occupation.
The immediate priorities for MHADA are to complete the handover of the 342 approved homes, secure the occupancy certificate for the next building containing 295 flats and finish the remaining 684 homes by December.
For residents of the former BDD chawls, these milestones bring the long-awaited redevelopment closer to the final stage of receiving new homes in the rebuilt neighbourhood.
