MHADA Plans Crackdown On Unauthorised Constructions In Andheri, Goregaon Redevelopment Areas

With large-scale redevelopment projects planned across several MHADA layouts in Mumbai, the Maharashtra Housing and Area Development Authority (MHADA) is stepping up action against unauthorised constructions on its land. The authority has identified several locations, including Motilal Nagar and Siddharth Nagar in Goregaon, and Sardar Vallabhbhai Patel (SVP) Nagar in Andheri, for intensified enforcement.

The move follows the demolition of 12 unauthorised flats at Subhash Nagar Co-operative Housing Society in Goregaon and the registration of a police case against the developer, Vikas Arvind Surti.

According to MHADA, the 12 flats were constructed without the necessary permissions on the upper three floors of a ground-plus-22-storey building. The unauthorised portions were demolished over three days on September 28, 29 and 30, 2026.

MHADA said it had completed the prescribed legal process, including issuing a notice, conducting a hearing and passing an order against the developer. A case has been registered at Goregaon Police Station under the Maharashtra Regional and Town Planning Act, 1966.

The authority also stated that the developer had not paid the Mumbai Board the expenses incurred during the demolition.

Several Mumbai locations under scrutiny

MHADA’s Encroachment Removal Department will intensify its drive against illegal constructions in several areas across the city. These include Siddharth Nagar and Motilal Nagar in Goregaon, Anand Nagar in Vakola, Tagore Nagar in Vikhroli, SVP Nagar in Andheri, and Gorai and Charkop in the Borivali jurisdiction.

The authority will also examine cases involving individuals repeatedly undertaking unauthorised construction in these locations. Further police cases will be registered wherever warranted, based on the findings and applicable legal provisions.

Crackdown ahead of major redevelopment projects

The identified locations include some of Mumbai’s major MHADA redevelopment clusters. Motilal Nagar in Goregaon and SVP Nagar in Andheri are among the large housing layouts being taken up for integrated redevelopment.

MHADA’s redevelopment plans involve appointing private developers to undertake the projects while rehabilitating existing residents within the respective layouts.

The intensified enforcement drive is aimed at addressing unauthorised construction on MHADA-owned land. The authority has indicated that action against illegal structures will continue across the identified locations.
