NMMC Steps Up Action On Unauthorised Construction Across Navi Mumbai Suburbs

August 26, 2025: The Encroachment Department of the Navi Mumbai Municipal Corporation (NMMC) has intensified its action against unauthorised constructions, carrying out demolition drives in Airoli and Koparkhairane after property owners failed to comply with official notices.

Despite being served notices under Section 53(1A) and Section 54 of the Maharashtra Regional Planning and Town Planning Act, 1966, the individuals concerned proceeded with illegal construction work.

In Airoli, two unauthorised structures were identified at B-200 and B-491 in Sector 2, built without approval by  Khandu Manik Tandel and Rameshwar Gawli. The property owners had been directed to remove the structures voluntarily but ignored the orders. Subsequently, the Encroachment Department launched a demolition drive under the supervision of Divisional Officer Sunil Kathole. The operation involved eight labourers, two breakers, a gas cutter, and police support. Alongside the demolition, a penalty of Rs 25,000 was levied on the property owner.

A similar case was reported in Koparkhairane, where unauthorised construction was found at Room No. 668, Sector 18, owned by Shrimati Lakshmibai Motiram Ghodekar. Although she had received a notice earlier this month under Section 54 of the Act, the construction work continued. The Koparkhairane division, led by Assistant Commissioner Bharat U. Dhande and Junior Engineer Chandrakant Dhotre, undertook a demolition drive with six labourers, two electronic hammers, a pickup van, a gas cutter, and a JCB machine. A fine of Rs 10,000 was imposed during the operation.

Both actions were carried out under the instructions of Commissioner Dr Kailas Shinde, with oversight from Additional Commissioner Dr Rahul Gethe and Deputy Commissioner (Encroachment) Dr Kailas Gaikwad. NMMC officials have confirmed that such anti-encroachment measures will be stepped up in order to curb unauthorised construction across Navi Mumbai.
