Bandra Bay Blueprint: How Mumbai’s Marina Ambition Could Redefine Waterfront Development

January 15, 2026: Mumbai has unveiled plans for Bandra Bay, a marina-led waterfront precinct that signals a shift in how the city views its coastline and urban future. Long associated with crowded beaches rather than curated waterfronts, the city is now positioning Bandra as a global lifestyle destination, comparable in ambition to leading coastal developments worldwide.

The idea gained momentum with a vision to create a global-standard urban district in Bandra, described as a future where “global standards of living, working, and leisure converge to create a vibrant, inclusive and sustainable urban ecosystem,” Maharashtra Minister of Information Ashish Shelar said at the project launch on October 15, 2025. The concept was developed by Sumesh Mishra and Murtaza Vapiwala, co-founders of Luxury Lighthouse, with the aim to “optimise value for every stakeholder—from investors and developers to end-users and the city itself.”

According to Mishra, the planned Bandra Bay precinct will cover about eight million sq ft across multiple redevelopment parcels at Bandra Reclamation, bringing together residential, retail and leisure spaces under a unified urban plan. “This integrated plan will transform an underutilised coastal stretch into Mumbai’s most iconic address—an urban district that harmonises real estate, lifestyle, and public spaces on a scale the city has not witnessed before,” he said.

The project has been enabled by redevelopment-focused policies, including Development Plan 2034, revised FSI norms and infrastructure-led growth. Developers including Niranjan Hiranandani see this as part of a broader shift toward precinct-level redevelopment. “Bandra Bay is not just an urban development; it is the culmination of two decades of transformative infrastructure work in Mumbai,” Mishra said.

The precinct sits at the intersection of major transport corridors such as the Coastal Road, Bandra-Worli Sea Link, metro lines and upcoming regional links. “The Mumbai–Ahmedabad Bullet Train—with its Mumbai terminal at Bandra Kurla Complex—will further position this zone as the new urban epicentre of western India,” Mishra said.

Luxury housing demand has been a key driver, with strong sales and rising premiums for sea-facing homes. “Bandra Bay appeals to buyers who value exclusivity, connectivity, and a lifestyle anchored around waterfront living,” Niranjan Hiranandani said, adding that the focus is on long-term value creation.

As Mumbai experiments with a marina-led redevelopment model that blends public infrastructure with private investment, Bandra Bay is being positioned as a template that could influence waterfront development across India.
