Powai Positions Itself As City’s Emerging Business Hospitality & MICE Hub

Powai is steadily transforming into a key destination for business hospitality in Mumbai, driven by a strategic collaboration between the K Raheja Group and IHG Hotels & Resorts. Rather than being a new market entry, the move builds on existing assets, reflecting a calculated expansion strategy.

For Vijayta Raheja, Director at Saryu Properties and Hotels Private Limited (SPHPL), the decision was rooted in optimisation rather than reinvention. The group repurposed a partially developed property—once Mumbai’s first apartment hotel—into a modern hospitality asset. Upgrades include advanced MEP systems, fire safety infrastructure, and IT frameworks aligned with global standards.

The upcoming Holiday Inn Express & Suites will feature around 160 rooms, including standard units, suites, and family rooms designed for four guests—an uncommon offering in Mumbai’s business hotel segment. Alongside it, voco Mumbai Powai Hotel and Convention Centre is being developed as a premium lifestyle destination catering to travellers seeking comfort and flexibility.

Powai’s growing appeal lies in its strategic location. With proximity to the international airport, Andheri East, and Vikhroli, along with improving metro connectivity, the area is emerging as a well-linked commercial corridor. The development aims to position Powai as a dedicated MICE (Meetings, Incentives, Conferences, Exhibitions) hub, supported by a cluster of hotels and infrastructure.

The integrated complex will house nearly 300 rooms, extensive banqueting facilities, 14 meeting spaces, and multiple dining options, enabling seamless hosting of corporate events. Combining two global brands allows the property to cater to diverse guest needs while maintaining a unified experience.

Raheja describes the redevelopment as an “interesting journey,” balancing legacy structures with modern expectations. Meanwhile, evolving traveller preferences—particularly the shift towards experience-led stays—are shaping the design approach, focusing on comfort, warmth, and ease.

Backed by IHG’s global network and scale, the project signals a broader shift in Mumbai’s hospitality geography. If successful, Powai could emerge as a central node in the city’s business and events ecosystem, redefining how commercial districts evolve.
