Industry Expert Vishal Ratanghayra Highlights Shift Towards Suburban Luxury Housing In Mumbai

Luxury housing demand in Mumbai is witnessing a clear shift, with affluent homebuyers increasingly favouring suburban micro-markets over traditional prime locations, according to Vishal Ratanghayra, Founder & CEO of Platinum Corp.. He observed that this transition reflects changing buyer priorities, where space, liveability and everyday convenience are taking precedence over the legacy appeal of central areas.

Historically, South Mumbai has been the preferred destination for premium housing due to its proximity to key business districts and its long-standing prestige. However, steep property prices in these areas have limited the availability of spacious layouts, even for high-net-worth individuals. In contrast, suburbs such as Bandra, Khar, Santacruz and Andheri are offering larger homes, including three to five-bedroom configurations, often with more usable space at relatively competitive price points.

Ratanghayra noted that this trend signals a broader redefinition of luxury, with buyers placing greater importance on functional layouts, quality of life and access to modern amenities. The appeal of suburban markets is further strengthened by major infrastructure developments across the Mumbai Metropolitan Region.

Projects such as the Mumbai Trans Harbour Link, expanding metro networks and new road corridors have improved connectivity between suburbs and commercial hubs. As a result, locations like Thane, Navi Mumbai and Goregaon are increasingly being viewed as well-connected residential destinations rather than peripheral areas.

Evolving work patterns have also influenced this shift. With hybrid work becoming more common, proximity to central business districts is no longer the primary concern. Buyers are instead seeking homes that can accommodate multiple needs, including dedicated workspaces, private outdoor areas and wellness-oriented features.

Additionally, the rise of self-sustained suburban ecosystems has reduced dependence on traditional city centres. Many neighbourhoods now offer integrated infrastructure, including schools, hospitals, retail hubs and office spaces, allowing them to function as independent urban clusters.

Redevelopment in established suburbs like Bandra, Khar and Santacruz is further accelerating the trend, replacing older structures with modern towers equipped with features such as private lifts, smart home systems and shared lifestyle amenities.

Ratanghayra added that luxury housing in Mumbai is increasingly defined by open spaces, privacy and community living, indicating a long-term structural shift driven by infrastructure growth and evolving lifestyle preferences.
