5 Mumbai Micro-Markets Where Sea-View Homes Are Still Relatively Affordable

While sea-facing homes in Mumbai are typically associated with ultra-premium localities like Worli, Malabar Hill, and Bandra, there are still pockets where buyers can find comparatively budget-friendly options.

In prime areas such as Juhu, Marine Drive, and Walkeshwar, sea-view apartments can command anywhere between Rs 70,000 and Rs 2.5 lakh per sq ft. However, several emerging and peripheral micro-markets are offering more accessible entry points for buyers seeking waterfront views.

The Sewri–Wadala belt is gaining traction due to infrastructure upgrades like the Mumbai Trans Harbour Link. Property prices here range from Rs 35,000 to Rs 45,000 per sq ft, with some projects along the Parel–Sewri stretch offering views of the Atal Setu at Rs 40,000–Rs 50,000 per sq ft.

In Versova, select pockets still offer partial or full sea views at Rs 30,000–Rs 40,000 per sq ft. Compared to nearby high-end areas like Lokhandwala and Juhu, Versova remains a relatively affordable alternative, especially in slightly older buildings.

Madh Island presents a unique coastal living option within city limits. Prices here typically range between Rs 25,000 and Rs 35,000 per sq ft, though connectivity remains a challenge. Proposed projects like the Versova–Madh Island bridge and the northern extension of the Mumbai Coastal Road are expected to improve access.

In the extended suburbs of Mira Road and Bhayandar, sea- or creek-facing homes are available at Rs 15,000–Rs 20,000 per sq ft. These areas are seeing growing interest due to upcoming infrastructure links.

Finally, Ulwe in Navi Mumbai offers some of the most affordable options, with prices ranging from Rs 10,000 to Rs 18,000 per sq ft, making it an attractive choice for budget-conscious homebuyers seeking coastal views.
